Commercial
A commercial loss is never only a building problem.
It is a tenant problem, a lease problem and an insurance problem running at the same time. We scope commercial work around all three.
How we work
Occupancy protected. Schedule published. Reporting on a cadence.
Commercial clients do not need to be sold on urgency. They need to know exactly which areas are affected on which dates, who is on site, and what to tell tenants. That is what our commercial process produces.
- Phased and after-hours work so units and floors stay in service
- Containment, dust control and protected egress throughout
- Low slope roofing: TPO, EPDM, modified bitumen and coatings
- Mechanical, electrical and plumbing under the same contract
- Written weekly progress reporting with photographs

Sectors
Property types we are built for.
Different buildings fail differently. These are the asset classes our crews and scheduling are set up around.
- Multifamily
- Apartment communities, condominium associations and townhome portfolios. Unit-by-unit mitigation with resident notice, plus building envelope and roof replacement across a phased schedule.
- Retail and hospitality
- Storefronts, restaurants and hotels where closed days cost more than the repair. Night and weekend phasing, temporary partitions and a hard reopen date in the contract.
- Office and professional
- Suites and common areas restored around a working tenant. Dust and noise controls, protected egress and after-hours MEP so the floor stays leasable through the work.
- Light industrial
- Warehouse and flex space with large low slope roof areas, roof-mounted equipment and production schedules that cannot stop for a re-roof.
Property care program
For portfolios that would rather plan than react.
An annual agreement that turns roof and envelope maintenance into a line item instead of an emergency call.
01
Property assessment
Roof condition survey, envelope review and a written deficiency list with photographs, ranked by what will cause the next loss.
02
Capital plan
Budget-level pricing across a three to five year horizon so replacement lands in a planning cycle rather than an emergency.
03
Priority response
A named contact and a standing response commitment for properties under an agreement. No triage queue when something opens up.
04
Documented close-out
Photo logs, warranty registration, as-built notes and a final report formatted to forward to ownership, carriers and lenders.

Response targets apply to properties inside our service area during normal conditions. During a declared regional storm event, properties under a property care agreement are dispatched first.

Storm events
When a whole market gets hit at once.
After a regional storm, every contractor in the area is oversubscribed and out-of-town crews appear overnight. We publish a dispatch order, we do not take deposits we cannot schedule against, and we do not knock on doors.
Commercial intake
Send the property, the loss and the deadline.
Give us the address, what happened and the date the space has to be back in service. We will come back with a phased plan and a number.
